Ongoing, Completed or Available: How to Read Plot Project Listings in Nagpur

A plot project may be described as “completed” while individual plots are still being offered for sale. Another may be labelled “ongoing” without explaining which development works remain unfinished.

These descriptions can help organise a project listing, but they leave important questions unanswered.

When comparing residential plots in Nagpur, separate development progress, plot availability, approval information and handover commitments. Each needs its own explanation and supporting evidence.

Ask what the status actually describes

Begin with a direct question: “What does this label refer to, and when was it last updated?”

A description may apply to the entire development, a particular phase or a sales campaign. Your enquiry concerns a specific plot.

Consider this hypothetical example: a website labels a development “completed,” while a salesperson discusses a plot in a separately marketed extension. Before relying on the label, the buyer would need to establish whether it covers that extension.

The same principle applies to photographs and progress updates. Confirm which location, phase and date they represent.

Use status labels to ask better questions

A short comparison table can help turn broad descriptions into useful enquiries:

The table is a starting point for discussion. The answers need to be checked against the property documents, relevant official records and conditions on site.

Make “ongoing” specific to the work that matters

A general progress statement can hide differences between parts of a development.

Instead of accepting “infrastructure work is progressing,” ask separately about the approach, internal access, drainage, water provision, electricity provision and any other facilities included in the offer.

For each relevant item, record:

  • What is physically present.

  • What the seller states is operational.

  • What remains to be completed.

  • The written commitment and expected timeline.

  • Who is responsible for the remaining work.

A photograph showing a road does not answer every question about its completion, access rights or future maintenance. Likewise, visible utility infrastructure does not explain what an individual buyer must arrange.

Request explanations at the level needed for your intended use.

Ask what “completed” includes-and excludes

The word “completed” is most useful when accompanied by a defined scope.

Ask whether it describes the developer’s stated construction work, a particular phase or a status recorded in an applicable official document. A label on a marketing page should not be treated as an official completion certificate.

Review any facilities included in the quotation or agreement. If a feature appears in a brochure but is not present, ask whether it is proposed, excluded from the offer or subject to a separate commitment.

Also clarify ongoing responsibilities. Who maintains shared infrastructure? What charges may apply? Which services require an individual application or payment?

These questions remain relevant even when physical development work has finished.

Separate approval information from development progress

“Approved” describes a different issue from “completed.”

Where NMRDA is the relevant planning authority, layout sanction concerns planning approval. MahaRERA registration concerns a separate project-registration and disclosure framework where it applies. Neither description should be used as a substitute for reviewing title or checking physical progress.

Ask for the applicable approval documents and project registration details, where required. Match them to the development and phase being offered. If the seller says a requirement does not apply, have the basis independently reviewed.

A general approval statement should lead to document checks, not end them.

Confirm availability at the individual-plot level

A development can remain on a website after the particular plot you enquired about has been sold or withdrawn.

Request a dated offer identifying the plot number, area, dimensions, price and seller. If a substitute is proposed, assess it separately.

Documents: Which records have been received, checked or requested?

Handover: What is promised, when, and with which remaining responsibilities?

If two sources disagree, record the difference and seek clarification. For example, a listing may say “completed” while a recent written update identifies unfinished work. The useful next step is to establish the scope of each statement.

Project labels are introductions. A clearer comparison comes from connecting each label to a specific property, a date, a defined scope and evidence.
